Do they understand the relationship between your brokerage and the agents working under its name? Claude might recognize several prominent agents but provide a weak description of the brokerage itself.<\/p><p class=\"isSelectedEnd\">None of those situations can be discovered simply by checking whether your brokerage name appears in an AI answer.<\/p><p class=\"isSelectedEnd\">The question is <strong>what AI understands when it recognizes the name.<\/strong><\/p><h2>A Brokerage Has More Than One Identity for AI to Keep Straight<\/h2><p class=\"isSelectedEnd\">Real estate brokerages create an unusually complicated entity problem.<\/p><p class=\"isSelectedEnd\">There is the brokerage.<\/p><p class=\"isSelectedEnd\">There are individual agents.<\/p><p class=\"isSelectedEnd\">There may be teams operating within the brokerage.<\/p><p class=\"isSelectedEnd\">There may be multiple offices.<\/p><p class=\"isSelectedEnd\">There may be a parent company, franchise brand, independently operated local company, affiliated businesses, or previous names and locations.<\/p><p class=\"isSelectedEnd\">Agents also move.<\/p><p class=\"isSelectedEnd\">A productive agent who spent years with one brokerage may now work somewhere else while old profiles, transaction records, articles, directories, and other references continue connecting that person to the previous firm.<\/p><p class=\"isSelectedEnd\">The opposite can happen when a brokerage recruits an established agent. The agent may be well recognized online while AI has not yet formed a strong association between that person and the new brokerage.<\/p><p class=\"isSelectedEnd\">That makes the company level question different from the one addressed in my article about an <a href=\"https:\/\/frankmasotti.com\/insights\/ai-search-engine-audit-for-real-estate-agents\/\">AI Search Engine Audit for Real Estate Agents<\/a>.<\/p><p class=\"isSelectedEnd\">For an individual agent, I am interested in whether AI correctly understands that professional.<\/p><p class=\"isSelectedEnd\">For a brokerage, I want to know whether the models understand the organization those professionals operate within.<\/p><p class=\"isSelectedEnd\">Those are related questions. They are not the same question.<\/p><h2>Does AI Understand the Markets Your Brokerage Actually Serves?<\/h2><p class=\"isSelectedEnd\">Location is fundamental to a real estate brokerage, but geographic understanding can become surprisingly messy.<\/p><p class=\"isSelectedEnd\">A brokerage may be headquartered in one city while serving surrounding cities, suburbs, communities, counties, or an entire metropolitan area. A company with multiple offices may have different strengths in different parts of that territory.<\/p><p class=\"isSelectedEnd\">AI could understand the headquarters correctly and still misunderstand the actual market.<\/p><p class=\"isSelectedEnd\">For example, imagine a brokerage with an office in Scottsdale that conducts substantial business throughout the Phoenix metropolitan area.<\/p><p class=\"isSelectedEnd\">If an AI model treats it primarily as a Scottsdale brokerage, the statement is not necessarily false.<\/p><p class=\"isSelectedEnd\">It is incomplete.<\/p><p class=\"isSelectedEnd\">That difference matters when someone asks:<\/p><p class=\"isSelectedEnd\">\u201cWhich real estate brokerages serve this area?\u201d<\/p><p class=\"isSelectedEnd\">\u201cWho handles homes in this community?\u201d<\/p><p class=\"isSelectedEnd\">\u201cWhat brokerage should I talk to about selling a property here?\u201d<\/p><p class=\"isSelectedEnd\">\u201cWhich brokerages specialize in luxury properties in this part of the market?\u201d<\/p><p class=\"isSelectedEnd\">The usefulness of an AI recommendation depends on more than recognizing that the brokerage exists. The model has to connect the company with the right geographic and transactional context.<\/p><h2>Residential, Commercial, Luxury, Investment and Other Brokerage Services Are Not Interchangeable<\/h2><p class=\"isSelectedEnd\">\u201cReal estate brokerage\u201d is an accurate category.<\/p><p class=\"isSelectedEnd\">It can also be nearly useless by itself.<\/p><p class=\"isSelectedEnd\">Two companies can both be real estate brokerages while serving completely different clients.<\/p><p class=\"isSelectedEnd\">One may primarily represent residential buyers and sellers.<\/p><p class=\"isSelectedEnd\">Another may concentrate on commercial leasing and investment sales.<\/p><p class=\"isSelectedEnd\">Another may be known for luxury residential properties.<\/p><p class=\"isSelectedEnd\">Another may handle land, farms, industrial property, multifamily investments, new developments, relocation, property management, or a combination of several areas.<\/p><p class=\"isSelectedEnd\">Even within residential real estate, a brokerage may have meaningful strengths involving first time buyers, retirement communities, vacation properties, new construction, investors, relocation clients, or particular neighborhoods.<\/p><p class=\"isSelectedEnd\">AI needs enough context to move beyond the broad category.<\/p><p class=\"isSelectedEnd\">If your brokerage has spent years building a particular market position but ChatGPT, Gemini, and Claude only understand that you are \u201ca real estate company,\u201d an important part of the business has disappeared from the AI description.<\/p><p class=\"isSelectedEnd\">An AI visibility report should therefore examine not only whether the brokerage is visible, but <strong>what it is visible for<\/strong>.<\/p><h2>The Brokerage and Its Best Known Agents Can Compete for AI Recognition<\/h2><p class=\"isSelectedEnd\">There is another issue that is especially relevant to brokerages.<\/p><p class=\"isSelectedEnd\">Your agents may be more recognizable to AI than your company.<\/p><p class=\"isSelectedEnd\">That is not automatically a problem. Successful agents should develop their own professional reputations.<\/p><p class=\"isSelectedEnd\">But it creates something worth examining.<\/p><p class=\"isSelectedEnd\">Suppose someone asks AI about real estate professionals in your market and several agents from your brokerage appear individually, yet the brokerage itself is rarely mentioned.<\/p><p class=\"isSelectedEnd\">Or the opposite happens. The brokerage has strong recognition, but AI fails to connect some of its important agents or teams to it.<\/p><p class=\"isSelectedEnd\">Those are two very different recognition patterns.<\/p><p class=\"isSelectedEnd\">A broker looking only at whether the company appears in ChatGPT could easily miss both.<\/p><p class=\"isSelectedEnd\">This is why I separate <strong>recognition from recommendation<\/strong>. An AI system can know exactly what your brokerage is and still fail to recommend it when someone asks for a company matching a particular property type, market, or client need.<\/p><h2>What Happens When Someone Asks AI to Compare Brokerages?<\/h2><p class=\"isSelectedEnd\">Real estate decisions naturally involve comparison.<\/p><p class=\"isSelectedEnd\">A seller may compare several brokerages before deciding whom to interview.<\/p><p class=\"isSelectedEnd\">A buyer may want to know which firms have a strong presence in a particular market.<\/p><p class=\"isSelectedEnd\">An investor may ask which companies work with the type of property being considered.<\/p><p class=\"isSelectedEnd\">Someone relocating to an unfamiliar city may use AI simply to develop an initial list of companies worth investigating.<\/p><p class=\"isSelectedEnd\">Those questions force an AI system to do more than retrieve a business name.<\/p><p class=\"isSelectedEnd\">It has to decide what attributes belong to the brokerage.<\/p><p class=\"isSelectedEnd\">What is the company known for?<\/p><p class=\"isSelectedEnd\">Where does it operate?<\/p><p class=\"isSelectedEnd\">What type of clients does it serve?<\/p><p class=\"isSelectedEnd\">What property categories does it appear connected with?<\/p><p class=\"isSelectedEnd\">How established does it appear?<\/p><p class=\"isSelectedEnd\">What distinguishes it from other brokerages?<\/p><p class=\"isSelectedEnd\">Does the model have enough information to recommend it for the situation described?<\/p><p class=\"isSelectedEnd\">That last question is particularly important.<\/p><p class=\"isSelectedEnd\">Your brokerage can be accurately recognized without being considered relevant to the prompt a prospective client actually asks.<\/p><h2>AI May Have an Old Version of Your Brokerage<\/h2><p class=\"isSelectedEnd\">Brokerages change.<\/p><p class=\"isSelectedEnd\">They open and close offices. They expand into new markets. Agents join and leave. Teams move between companies. Service offerings change. Leadership changes. Independent brokerages affiliate with larger brands. Franchise relationships change. They are not the same question.<\/p><h2>Does AI Understand the Markets Your Brokerage Actually Serves?<\/h2><p>Location is fundamental to a real estate brokerage, but geographic understanding can become surprisingly messy.<\/p><p>A brokerage may be headquartered in one city while serving surrounding cities, suburbs, communities, counties, or an entire metropolitan area. A company with multiple offices may have different strengths in different parts of that territory.<\/p><p>AI could understand the headquarters correctly and still misunderstand the actual market.<\/p><p>For example, imagine a brokerage with an office in Scottsdale that conducts substantial business throughout the Phoenix metropolitan area.<\/p><p>If an AI model treats it primarily as a Scottsdale brokerage, the statement is not necessarily false.<\/p><p>It is incomplete.<\/p><p>That difference matters when someone asks:<\/p><p>\u201cWhich real estate brokerages serve this area?\u201d<\/p><p>\u201cWho handles homes in this community?\u201d<\/p><p>\u201cWhat brokerage should I talk to about selling a property here?\u201d<\/p><p>\u201cWhich brokerages specialize in luxury properties in this part of the market?\u201d<\/p><p>The usefulness of an AI recommendation depends on more than recognizing that the brokerage exists. The model has to connect the company with the right geographic and transactional context.<\/p><h2>Residential, Commercial, Luxury, Investment and Other Brokerage Services Are Not Interchangeable<\/h2><p>\u201cReal estate brokerage\u201d is an accurate category.<\/p><p>It can also be nearly useless by itself.<\/p><p>Two companies can both be real estate brokerages while serving completely different clients.<\/p><p>One may primarily represent residential buyers and sellers.<\/p><p>Another may concentrate on commercial leasing and investment sales.<\/p><p>Another may be known for luxury residential properties.<\/p><p>Another may handle land, farms, industrial property, multifamily investments, new developments, relocation, property management, or a combination of several areas.<\/p><p>Even within residential real estate, a brokerage may have meaningful strengths involving first time buyers, retirement communities, vacation properties, new construction, investors, relocation clients, or particular neighborhoods.<\/p><p>AI needs enough context to move beyond the broad category.<\/p><p>If your brokerage has spent years building a particular market position but ChatGPT, Gemini, and Claude only understand that you are \u201ca real estate company,\u201d an important part of the business has disappeared from the AI description.<\/p><p>An AI visibility report should therefore examine not only whether the brokerage is visible, but <strong>what it is visible for<\/strong>.<\/p><h2>The Brokerage and Its Best Known Agents Can Compete for AI Recognition<\/h2><p>There is another issue that is especially relevant to brokerages.<\/p><p>Your agents may be more recognizable to AI than your company.<\/p><p>That is not automatically a problem. They expand into new markets. Agents join and leave. Teams move between companies. Service offerings change. Leadership changes. Independent brokerages affiliate with larger brands. Franchise relationships change.
